Policy 7: Verification Methodology for Building

Portfolio Stream Buildings

Each Application is evaluated independently, based solely on established criteria and standards. Past verifications do not set a precedent for subsequent verifications and have no bearing on the evaluation of current Applications. 

Portfolio Stream Verification Process 

Each building within a portfolio must submit an individual Questionnaire and is required to upload building specific documentation where applicable.  

Verification is conducted on a sampling basis in accordance with ISO17021:2015, with 20% of the total portfolio verified annually.  

If a building in the sample fails to meet the certification level at submission, BOMA may expand the sample size for verification in that given year. Additional costs associated with this expanded sampling will be billed to the Applicant at an hourly rate plus disbursement, such as travel costs.  

Baseline Practices for Portfolio Stream 

Applicants must demonstrate consistent application of the Baseline Practices across their portfolios. Failure to maintain consistency may lead to further actions by BOMA, including the suspension of certifications for non-compliant buildings or the entire portfolio.  

Annual Quota Compliance for Portfolio Stream 

Applicants must verify at least 20% of their portfolio annually, ensuring each building is verified at least once every five years.  

If a portfolio anticipates that a building within the annual quota will not be able to complete verification by year-end, BOMA must be notified before the deadline. Additional buildings may be required to verify in the given year to meet the Annual Quota.  

Delinquent Buildings / Expired Certificates for Portfolio Stream 

Certifications for buildings not verified within the required period will expire. 

Delinquent buildings are subject to a $1,000 fee per building, plus applicable taxes, for reactivation. These buildings must complete verification within the following year to retain their certification status. 

New Buildings in Portfolio Stream 

New buildings may be added to a portfolio at any time. This will adjust the portfolio’s Annual Quota for the registration year.  

If the revised quota is not met within the registration year, the outstanding verifications must be completed in the following calendar year.
