BOMA BEST Policies
TITLE
Each building within the portfolio will be assessed with its own Questionnaire. Verification will be based on sampling, as per ISO 17021:2015. In the case where a building does not meet the Level identified during registration, BOMA will select a wider sampling of buildings to verify, as per ISO 17021:2015. All additional verification costs will be billed at an hourly rate plus disbursements, such as travel costs.
BOMA may take further action, including but not limited to the complete suspension of a portfolio’s BOMA BEST certifications, if the organization fails to demonstrate that it consistently applies the Baseline Practices across its portfolio.
It is the responsibility of the organization to meet the annual quota and ensure that each building in the portfolio is verified at least once in every five-year period. If the organization anticipates that a building(s) in the annual quota will not be able to submit its verification application before the year-end deadline, it must notify BOMA before the end of that year. If the delinquent sample is below 5%, the organization must verify the delinquent sample in Q1. If the building(s) is not able to verify, BOMA shall revoke the building’s certification and deactivate its account in the BOMA BEST Hub.
To reinstate a delinquent building in the organization’s BOMA BEST Portfolio, the organization must pay a fee of $1,000 per building, plus applicable taxes. The delinquent building is required to submit its verification application within the year it is reinstated.
New buildings can be added at any time, but it will have an impact on the portfolio’s annual verification quota for the calendar year in which they are registered. For the new registrations to be considered BOMA BEST Baseline certified under the portfolio, new buildings registered must: Pay the appropriate application fee and verify 20% of the portfolio that now includes the newly registered buildings. If the portfolio is unable to meet the revised annual verification quota within the same calendar year as registration, it must account for the missed verifications in the following calendar year.
