Portfolio Stream

The BOMA BEST Portfolio Stream is a continuous certification pathway designed for applicants with five or more buildings who prefer to pay an annual fee for ongoing certification. Under this model, all buildings in the registered portfolio pay an annual fee, and 20% of the registered portfolio must undergo verification each year, ensuring that every building is verified at least once every five years. The portfolio stream offers flexibility as certifications do not expire, so long as annual fees and verification quotas are met. This makes the portfolio stream both cost-effective and rigorous, while also providing owners and managers with flexibility in managing certifications across multiple properties.

How it works:

    • Buildings are invoiced an annual Portfolio Stream fee
    • 20% of the portfolio is verified each year
    • The entire portfolio receives a Baseline Certification once the annual 20% verification sample is met and the annual program fees are paid
    • Buildings may be added or removed from the portfolio as needed
    • A Baseline Certification for a newly registered building(s) in a portfolio will not be awarded until the program fee is paid and the portfolio’s annual verification sample is met
    • Buildings in the Portfolio Stream must operate under a common management company, using common management policies
    • Buildings in the Portfolio Stream may be located across the country. They do not need to be within the same geographical space, nor be represented by the same Local BOMA Association
